Can I use this engine by using my own contents - art and map etc. I just really want to make my own game

Of course. Part of the goal of this project is making a client/server for others to use. This will help you set up a server: http://wiki.themanaworld.org/index.php/ ... up_eAthena. With that, you can play around with the scripts and such.
