NPC ManaMarket and Guild

We have the ManaMarket and the Guild.
What are they? Are npcs? Some form of player?
But my real doubt is how they are made?
And what it is made for them to be online?
I know a little eAthena script but I can not have the slightest idea of how they were made.
Can someone explain to me?
